Buying a condo or association home in Metro Detroit without treating the HOA documents like part of the deal is how smart buyers get surprised — special assessments, rental caps, or reserves that are thinner than the marketing photos. The purchase agreement gets you the unit. The HOA package tells you what living there actually costs.
Review periods
Most association purchases include a document review window (via addendum or association disclosure timing). Use it. Skimming bylaws the night before contingency removal is not a strategy. Calendar the deadline the day documents arrive, and build in time to ask the association or a knowledgeable agent real questions.
Fee amounts
Monthly dues are only the start. Ask what they cover (water, trash, exterior, insurance master policy), what's excluded, and how often fees have increased. A "cheap" dues number with a pattern of special assessments can cost more than a higher, stable fee.
Reserve funds
Reserves fund roofs, parking lots, elevators, and the boring stuff that keeps buildings functional. Thin reserves + aging common elements = future assessment risk. You don't need to be an accountant — you need to notice whether the association is planning ahead or living paycheck to paycheck.
When a standard purchase agreement isn't enough
A standard Michigan purchase agreement alone often doesn't force the depth of HOA review buyers need. That's why association/HOA addenda and document delivery language matter: they create a clear path to receive, review, and exit if the association reality doesn't match the listing story. If you're buying in a condo, co-op-style setup, or site condo with shared obligations, don't DIY the paperwork gap.
